What should I expect when the appraiser comes to my home?
The appraiser will do a walk through of your home and will draw a floor plan of your home. The appraiser will also inspect the exterior of the home and take pictures of the back and front of your home.
Should I clean before the appraiser does the inspection?
It is really not necessary to deep clean your home, the appraiser is more concerned with structural elements of the home rather than your housekeeping. However, the appraiser is there to give your home a value and the appearence of the home is always taken into consideration.
How does the appraiser get the value?
The appraiser researches the homes selling in your area within the past 12 months. This information is provided by public records of the county you live. The appraiser then takes the homes that are most comparable to yours (living area, bedroom and bath count and amenities such as a pool or fireplace) and uses these sales to determine the most accurate value.
How can I obtain a copy of the appraisal?
You will need to ask the mortgage company that you are working with for a copy of the appraisal. A copy of the appraisal will be provided to you with your closing documents as requested.
